Private Party, people bring their own food, we will play kickball, we will listen to music, people will play cornhole....friends will look at our chickens....ummm.....no one can bring dogs because we have chickens....it's a basic party. Thanks!

Comments: I had previously emailed the applicant because it was hard to believe there would be no food or alcohol served for a 9-hour long party of roughly 150 people. I did not get an answer but there is updated information that people will bring their own food (and BYOB?). The Fire Dept. has already weighed in on the tent, as well as Code Compliance and Health. if the event proceeds, at least one portapotties should be accessible to people with disabilities. Building has no basis for objection to this Special Event.

Comments: This property has an existing code compliance case for construction done without the proper building permits. In looking at the webpage for Ravensdale Farm located at this address, this would be the 6th event at this site, this year. There was a large tent still on the property from the event over this past weekend. No permit was obtained. Also, there is a "carport-type" structure at the edge of the right-of-way which needs to be removed. the accessory living unit is now being advertised as a short-term rental. If the Applicant would like to have more events, he will need to come in and obtain proper planning approval.

Based on the landowner/applicant's name, it appears the address is 3230 Arrowhead Road on the Assessor's page. Please clarify. Please provide additional information on the distance from the portable toilets to the tent and distance from the toilets to the ditch. Updated Comments 6.9.23: --Please defer to Code Compliance's comments on the number of events held at the site. Only three special events are allowed per year. If the event is allowed to proceed, the Health Department has the following comments: --The applicant has not clarified the Health Department's initial questions. Please clarify the address discrepancy in the application versus the County Assessor (the Assessor's webpage indicates the address is 3230 Arrowhead), and please indicate the location of proposed portable toilets to the irrigation ditch. --The application indicates that no food will be provided, however additional information provided by the applicant indicates that attendees will bring their own foods. If utilizing a caterer or outside food vendor, the food service provider must hold an active 2023 Colorado Retail Food License. For pot-luck style food brought by attendees, please ensure safe food practices and review the food safety checklist and other food safety resources available on our website: https://www.larimer.gov/health/environmental-health/food-safety-program --The applicant indicates 3 portable restrooms will be provided for the event. For a 9-hour event with 150 attendees, at least 6 portable restrooms should be provided. If there will be any alcohol service, this number increases by 20%, for a minimum of 7 portable restrooms. At least one of the portable restrooms shall be of ADA compliant design. The septic system that serves the residence on the property is not designed to accommodate an event of this capacity, and therefore the residence bathrooms shall not be used as part of the event. --Portable chemical restrooms shall be located a minimum of 50 feet from the irrigation ditch that runs through the property. --A minimum of 1 hand washing station shall be provided. The hand washing station shall be adequately stocked with water, soap, paper towels, waste bin and waste water collection bucket (if applicable).There are various options for renting or purchasing portable handwashing stations. --The application did not indicate plans for potable water at the event. Potable water shall be provided in sufficient quantity for attendees. Water for drinking shall be from a public, treated water supply, and transported and dispensed in clean food grade containers, or commercial bottled water. --Please note that Larimer County has a Noise Ordinance limiting sound levels during the day and evening that will apply to this event. The property is 4 acres but there are homes surrounding the property, located within a few hundred feet. Music and noise from attendees at the event shall be limited to prevent noise levels form exceeding 50 decibels at the property lines. Since the event is over the weekend, complaints regarding noise disturbances would be directed to the Sheriff's department. If not already doing so, please notify neighbors of the event and provide contact information so that they may notify owners to resolve issues before contacting the sheriff.
