Status: Approved

Comments: 9/21/22 Update: Requested information has been provided. Approved subject to condition that no buildings or structures lacking proper permits and inspection approvals may be used as part of the Special Event. Tents may need FIre Dept. but not Building Division approval. ---------------------------------------------------------------------------------------------------------------- The sketch you submitted does not correspond to the aerial photo of the lot, which appears to show multiple buildings (not just one) and the house primarily aligned west-to-east, not north-to-south. Please provide an accurate, complete site plan for the proposed event that includes all buildings on the lot. More comments may be provided once accurate information is received. Please provide information on the "covered areas" and "covered pavilion" you plan to use as part of the Special Event. Are these tents or buildings completely open on the sides except for roof support posts, or are there any walls or other obstructions to rapid exit in case of emergency? If event goers enter a building, it must be permitted and approved as a Special Amusement building and meet all building code requirements for Special Amusement buildings In additioin, this parcel is the subject of a code compliance case for running an Events Center and Short-term Rental without planning approval, and construction of picnic shelters, sheds, retaining wall and other structures, and alteration of the home without required building permits. No buildings or structures lacking proper permits and inspection approvals may be used as part of the Special Event.

Comments: The only concern I have is that it sounds like there will be a pretty big increase in people accessing the property from Hwy 287 for the two days. The county does not have jurisdiction for access onto Hwy 287, CDOT does, and this segment of Hwy 287 has also been annexed into the City of Loveland. I would recommend that both CDOT and the City of Loveland be included as a referral for this.

Comments: -Per site map, parking will be onsite in what appears to be a dirt lot: please ensure the parking area is slightly watered prior to the event for dust control. -Event ends at 6 pm. Please ensure proper illumination is provided as needed in the parking area and pathways for safe vehicle and pedestrian traffic. -A candy table is noted on the site map. If any other food vendors or food service will be provided onsite, vendors must hold a 2022 Larimer County retail food license, a 2022 temporary event food license, or may sell individually packaged foods in compliance with the Colorado Cottage Food Act. -There is no identification of restroom services provided for the event. Please provide adequate number of portable restroom(s) to support the event. For an event with 200 total attendees over two days, each a 5 hour duration: 1-2 portable restrooms should be adequate. At least one portable restroom shall be of accessible design/ADA compliant design. -Provide trash receptacle(s) in adequate numbers around the event site, especially near candy table. -Drinking water shall be made available during the event. Water for drinking purposes can be provided by drinking fountains, commercial bottled water, or from approved containers, such as igloo-style dispensers. Water must be from a public, treated water supply. -It was not stated whether there would be music entertainment/background music during the event. If so, please ensure noise levels do not exceed 55 dbA at property line.
