Additional Information Submitted by Applicant

1. Date Submitted: 10/15/2020
I am attaching the correct plot map file with identifiers.

2. Date Submitted: 10/22/2020
Response to concerns:
1. We will pursue a permit to serve alcohol, but know that we only only beer and wine to be served.
2. We don’t expect noise issues as the wedding party is only using DJ/pre-recorded music, no live band. This will only take place until 10:00pm during the reception, from approximately 7:00-10:00pm. We’ are quite separated from our neighbors and have had a live band in our barn before for a family gathering, and were told by neighbors that they couldn’t hear a thing.
3. We scheduled the event from 10:00am to 12:00pm on 7/24/21, to allow for set-up/prep and clean-up. The event itself (with guests), will only be from 5:00-10:00pm that day.
4. We have parking attendants identified to help with parking and traffic control.
5. We will obtain the additional liability insurance on our homeowners policy, as requested.

3. Date Submitted: 10/24/2020
Our wedding party just backed out of having their wedding at our property because of the recent fires in the area and damage to land nearby, thus diminishing the views for an outdoor wedding from our property. I’d like to cancel this application and see if our $100. fee can be refunded or at least credited toward a future special permit application for a similar event. Is that possible?

Building

Status: Denied

Comments: Since this wedding is cancelled, this is a moot point, but for future reference, a barn built for utility purposes does not have the safety features required for a wedding venue, and may not be lawfully used for weddings or similar events. Events centers serving food or drink are classified as Group A-2 Assembly occupancies. A-2 facilities with over 99 occupants require a fire sprinkler approved by the local Fire Department. Venues with over 49 occupants require two out-swinging exit doors with panic hardware, illuminated exit signage, exit lighting and a safe egress path to a public way. The applicant would need to verify the barn was built to the higher structural standards of an assembly building not a minor agricultural facility. Other issues like ventilation, sanitation and handicap accessibility also come into play. You would need planning approval and then a change of occupancy building permit to legally convert a barn into a wedding venue/events center. Acceptable alternatives include staging an outdoor wedding with porta-potties, at least one of which is accessible, or erecting a tent with Fire Department approval.

The barn under construction with a 2019 building permit has yet to have a final inspection and may not lawfully be used for any purpose until it obtains a Letter of Completion.

Comments: Please provide a certificate of insurance with general liability limit no less than $1,000,000 per occurrence / $2,000,000 general aggregate. The certificate of insurance must name Larimer County as the certificate holder (Larimer County Risk Management 200 W Oak St Suite 4000 Fort Collins, CO 80525) and list Larimer County as an additional insured. Please note that Larimer County does not accept additional insured language that limits additional insured status to that which is “required by contract”, however, "by agreement" is an acceptable addition.
Thank you.
