We have 88 parking spaces in our primary parking area, with on-site overflow parking to accommodate an additional 30 vehicles, plus two neighboring businesses (Kelly Supply Co. and Penske Truck Rental) who have given us permission to use their parking lots for overflow parking, accounting for an additional 20 spaces. Band and participant parking will be on property on internal gravel roads and will not take up anticipated attendee parking.

We would recommend 3-4 portable restrooms for the event based on the Special Event Guidelines. For a 3 hour event of 300 people with alcohol service, guidelines recommend increasing restroom numbers by at least 20%.

It was noted that Countryside Park to the east is the closest residential community to the event. The applicant proposes to have continuous sound management during the event to reduce impacts. Please ensure sound levels are managed so as not to exceed nighttime limits of 50 dbA.

Comments: The property is zoned C-Commercial. E. Mulberry is classified as a Hwy (Hwy 14). The western and southern areas of the property are within a FEMA designated floodplain. The property is developed.

It appears that the stage, bar and portable bathrooms are located outside of the floodplain.

On-site parking and property owner approved off-site parking appears to be adequate for the event. 300 tickets with 138 spaces, recommended parking per Larimer County Land Use Code Section 8.6 = 1 space per 3 seats/people.
